Pricing: One of our designers will come visit your home for a complimentary appointment where we will envision who would be living there and then create a custom staging design plan; then we will email a proposal to you with the pricing details.
Deposit: When you are ready, a deposit confirms your staging dates on the calendar.
Installation: On installation day our team will arrive to a clean and vacant home. Typically installation takes about two days and we will transform your property to one that is both aspirational and obtainable to potential buyers.
De-staging: Let us know when you have an offer and the contingencies are met so we can schedule the removal of staging items.
A highly recommended investment for any vacant house, we will bring in stylish furnishings and accessories to create a desirable space that buyers will want to call their own.
The initial month includes the design, install, removal, and first month’s rental of furniture and accessories. Rates starting at a minimum of $1,850, plus delivery and taxes.
A one time delivery/pick up fee ranging from $450 – $500, rate based on delivery location and accessibility to staging area.
Staging Policies & Information
The proposal and agreement/credit card authorization form needs to be completed, signed, and returned in order to proceed with scheduling.
There is a 50% deposit of the initial month invoice to reserve time on our calendar.
The average time to install staging is two days. Backdrop Staging personnel will require full access to the home during the installation without other cleaning or maintenance professionals present.
After installation, there is a minimum of a one week notice required to remove staging items. Less than a week’s notice will incur a $150 expedited pick up fee.
The following months will be billed every 30 days, on the same day of the month that the staging was completed. A late fee of 5% per week will be charged after a five day grace period.
After the scheduled staging dates, a staging re-design of any areas or an exchange of staging items will incur an hourly fee.
Rescheduling a staging within 3 business days of your scheduled install will incur a $385 fee. (We maintain Monday – Friday business hours)
A scheduled staging that is cancelled:
• 3-5 business days prior will incur a $425 fee
• within 2 business days prior will incur the loss of the deposit in full. (We maintain Monday – Friday business hours)
A home that does not remain unoccupied for the duration of staging will incur a $750 fee.
